A Dorcol gem near Bajloni: Small square footage, major transformation
In the heart of old Belgrade, just steps from the bustle of Bajloni Market, we completed a project that proves premium luxury can fit into 40 square meters with smart engineering planning. This apartment required not only an aesthetic change, but also serious structural interventions.
The path to its new look began with uncompromising clearing out. We stripped the apartment down to the shell, removed all unnecessary material, and took out the worn old parquet. The guiding idea was to install new ceramic flooring throughout the apartment, giving the space a modern character and outstanding practicality.
The installations were carried out according to the strictest standards. In addition to a completely new water supply and drainage network, special attention was given to the electrical installation. Because the owner needed a high-capacity instantaneous water heater, we ran a new power cable with a larger cross-section directly to the apartment, ensuring system stability even under peak load.
One of the most complex tasks was the complete relocation of the kitchen and the creation of a new entrance to the apartment. Since this involved a structural wall of the building, the challenge was substantial. We brought in a structural engineer who produced a precise reinforcement plan. Following that design, we cut the opening and increased its height at the same time, while reinforcing the wall with steel from both the front and rear sides.
This ensured complete structural stability while achieving the desired functionality. The old entrance was bricked up, creating the ideal niche for the new kitchen.
The bathroom underwent a complete transformation. We partially bricked up the large window facing the inner side of the building in order to create space for a new shower cabin and provide the necessary privacy. We installed underfloor heating for maximum comfort, while the ceiling was lowered minimally with gypsum board so we could integrate discreet built-in lighting. To bring more natural light into the bedroom, we demolished the parapet of the old terrace and replaced all the joinery in the apartment.
The old, decayed terrace railings were replaced with completely new ones as part of the metalwork package. In the final stage, carefully selected painting and finishing works gave this small yet exceptionally functional home its final touch.
The reconstruction of this apartment shows that, with an expert team and bold solutions, any space can become perfect.
