One of the last projects we started at the end of the year was an apartment in Zemun,
on Vrtlarska Street, with an area of 48m2, which was renovated under the "turnkey" system.
The apartment, spatially oriented on two sides and in its original condition, offered a stunning view of Zemun Park
and the Danube in the distance, making it a real treat for our team.
We wasted no time and
immediately got to work. The demolition operation and clearing out of old furniture could begin.
The bathroom had been relatively recently renovated, so in agreement with the owner,
we decided to keep it with minimal modifications and small adjustments. The plan was to
replace the existing monoblock toilet with a wall-mounted toilet and a concealed cistern. To improve
the aesthetics of the bathroom and hide the sewage pipe on the ceiling, we decided
to create a niche using moisture-resistant gypsum board on a metal substructure.
This niche would vertically align with the concealed cistern and serve two functions. Primarily,
it would cover the ceiling sewage pipe, and secondarily, it would provide a shelf and a custom-made wooden element
for storing towels. At the bottom of the wooden element, we designed built-in decorative LED lighting
to illuminate the shelf and enhance the bathroom's ambiance.
A complete new electrical system was installed, including multimedia cable distribution
throughout the apartment, necessary plumbing work was carried out, and the entire
apartment's subfloor was repaired in preparation for flooring installation.
Besides standard apartment adaptation work, we also changed the function of the old
storage room. To better utilize its dimensions, we closed the old door and
opened a new one from the living room. The conceptual idea was to create a
"walk-in" closet accessible from the living room, which we successfully implemented.

We also worked on increasing the height of all door openings according to the client's wishes.
We had some trouble with the original steel door frames embedded in concrete,
but we successfully tackled that challenge with brute force. 😊
The entire carpentry, including interior and entrance doors, was replaced, with final
finishing chosen by the owner. The old heating connections on all radiators were modified to install new valves.
Given the ongoing heating season, we opted for electric pipe freezing to carry out
the replacement operation successfully. The radiators and pipes were painted, along with the completion of all painting work.
Air conditioning units were installed, as well as lighting fixtures chosen by the investor.
The kitchen and other custom-made interior elements were delivered and installed.
One challenge was transporting the kitchen countertop, which was 3.8m long, to the eleventh
floor. It couldn't fit up the building's staircase or in the elevator,
but we successfully overcame that challenge too. 😊
The apartment was completed ahead of the agreed deadline, within the planned budget, and handed over to the owner for enjoyment. 😊
