Transforming the soul of New Belgrade: a complete rebirth of a Genex area apartment
When you get the opportunity to work on a project signed by the legendary architect Aleksandar Vuja, in the immediate vicinity of one of Belgrade's icons, the Genex tower, it is not just a job but a privilege and a major responsibility. Our goal was clear: to create a modern, warm home that respects the architectural heritage while delivering top-tier 21st-century comfort. This project was not merely an aesthetic refresh, but a full engineering and craftsmanship renaissance of the space, delivered on a turnkey basis within a remarkable 60-day deadline. We approached the works without compromise. All partition walls and ceiling finishes were demolished, leaving a clean shell ready for new energy.
A particular challenge was relocating the bathroom to a new position directly above the neighbor's bedroom. To ensure complete peace and comfort for everyone, we installed state-of-the-art acoustic barriers and premium-grade insulation.
The design concept called for the new kitchen to be positioned where the old bathroom used to be. That automatically gave us the opportunity to turn the former kitchen into a bedroom with the dimensions we needed by building a new partition wall. The apartment's electrical system was completely replaced. We also carried out a full replacement and relocation of the plumbing and drainage network, together with a brand-new electrical installation. Because a powerful instantaneous water heater was required, we ran a new supply cable with an increased cross-section, ensuring stable system performance regardless of load. As for the mechanical installations, we relocated the heating risers so they would not interfere with the space or disrupt the position of the newly designed kitchen.
At the point where the terrace parapet was removed, the radiator was also relocated, and the old opening was enlarged with new lift-and-slide glazing. All air-conditioning installations were embedded before final placement so they would not disturb the apartment's aesthetics. A new kitchen ventilation route was also created through a ceiling cascade in the bathroom and bedroom. Even the old small terrace was given a new role; by replacing the joinery, it was turned into a warm and functional laundry area, freeing the rest of the apartment from unnecessary appliances. In the bathroom, we demonstrated what precision really means: a custom gypsum niche with mitered edges was built so every tile joint meets at a perfect angle, giving the space a monolithic, luxurious appearance. All interior walls underwent rigorous finishing and painting work to achieve an ideal smoothness and a warmth of tone that invites rest, with recommended decorative wall techniques on the main accent walls. The floors are a story of their own. Before the final flooring works, the entire apartment was leveled with self-leveling compound to create a perfectly compact surface and the exact same floor height in every room, without thresholds or barriers. Once the flooring was installed, interior MDF doors of an impressive 2.60 m height, from floor to ceiling, were mounted, while the terrace received modern lift-and-slide portal systems that blur the boundary between the interior and the city view. The crowning element of the project is the furniture from our joinery workshop, designed to make the most of every square meter. We are especially proud of the kitchen solution: because of the specific Avramenko ceiling slab, the upper elements that appear to float in space were secured by passing steel threaded rods through the structure and fastening them with nuts. This solution brought together top-level safety and contemporary design. The entire apartment was completed with suspended ceilings and discreet, warm integrated lighting that highlights the material textures and creates the atmosphere of a true home. Every detail, from the first pipe to the last screw, was installed with care and with the goal of making this apartment the loveliest place under the sun, in the shade of Genex.
