BOTANIČKA BAŠTA
More about project
The apartment owners contacted us with a clear vision - they wanted their space, located in the immediate vicinity of the
Botanical Garden, to get a completely new look. After the initial conversation, we scheduled an on-site visit to assess the
condition of the apartment in a post-war, old building, which was ready for a thorough renovation.
The apartment has an area of 58 m2, whose interior had lost its shine over time but had great potential for transformation.
Our goal was to breathe new life into it and make it shine in a modern yet functional edition.
The ceilings throughout the apartment were made of "karatavan." Simply put, karatavan is a structure of wooden beams with
reeds and mud in between. It is also called a "reed" ceiling. It has excellent insulation and thermal properties, but in
terms of solidity, it is not the best solution.
Simply put, ceilings were just made that way in the past. Due to the way they were built and their age, they are often full of
cracks and surface depressions, visually giving an impression of asymmetry and unevenness.
We encountered a similar situation here, so we decided to create a new monolithic ceiling. To achieve an aesthetically cohesive
and flat ceiling throughout the apartment, we installed a metal substructure onto which we screwed gypsum board panels.
Lowering the ceiling also allowed us to run new electrical wiring throughout the apartment.
One of the key aspects of the renovation was the bathroom, which required a comprehensive adaptation.
A new plumbing and sewage network was installed, and moisture-resistant gypsum board panels were used for the ceiling to ensure durability in high-humidity
conditions.
We installed a modern concealed cistern with a wall-mounted toilet, covered with moisture-resistant gypsum. Above it, we designed a practical niche with two
openings - ideal for storing bathroom essentials.
We paid special attention to space optimization, so in the bathroom, we concealed the air conditioning installation by embedding it. This allowed the
indoor AC unit to be placed in the hallway, at the center of the apartment, combining functionality and aesthetics.
How we tackled the challenges of the narrow space and managed the tiling work can be seen in the video bathroom reconstruction. 😊
To improve the visual flow of the space, we made adjustments to the passage to the dining room, and additional attention was given to painting and
decorating work, which refreshed the entire interior.
We also worked on upgrading the heating system - expanding one radiator and replacing another damaged one to ensure optimal warmth in the space.
As part of the flooring work, we leveled the floor to achieve the same height between the hallway and the dining room, creating a more harmonious ambient unit.
As a finishing touch, carefully selected oak parquet was installed and additionally lacquered, giving the space a sophisticated and warm look.
All interior doors were replaced, and to maximize functionality, custom-made furniture was created, tailored to the owners' needs.
This project is proof of how renovation can change not only the appearance but also the feeling that a space provides. An apartment that
was once completely outdated now exudes modern design and practical solutions.
How the complete reconstruction process unfolded - from the initial works to the final shine - can be seen in the video apartment reconstruction.
