Another story about a home we shaped together...
A spacious five-room apartment, with an excellent layout and two bathrooms, was one of the challenges we devoted ourselves to with special dedication over the past year. :)
Oriented on two sides, with 115 m2 in a relatively new building and a great location in New Belgrade, this apartment promised from the start to become a real little gem. And Arhvizstudio made sure its true face really shone. Our dear colleagues did a fantastic job on the interior, carefully listening to the needs of the space, with only minimal functional changes.
Their task was to prepare the complete project documentation and translate the investor's wishes into concrete and achievable forms - all complemented with fantastic 3D renders. Once the visualizations and project designs were finally approved, we could start carrying out the work.
Following a well-established recipe, we first set about clearing out and removing everything that had no place in the new concept of the space. According to the project documentation, part of the load-bearing wall had to be removed to widen the passage between the living room and the dining room. We had previously entrusted that task to a certified structural engineer, who drew up a reinforcement plan to preserve the stability of the entire building. It was up to us to carry out the work according to the plans - and we did so precisely, professionally and safely. Because of the excellent quality of the existing parquet flooring, it was decided to preserve it. We carefully dismantled and properly packed it so it could be returned undamaged after the work was completed - ready for sanding and a new varnish.
All the radiators in the apartment were replaced with new, more energy-efficient models, along with complete replacement and adjustment of the installations. We took advantage of the hot-water system being emptied to install two new towel warmers in the bathrooms, as well as one vertical radiator. Valves with thermostatic heads were installed on all heating elements, later replaced with smart digital valves - in line with the smart home concept that was the heart of the entire project.
The electrical installations required extra attention, because the entire apartment was designed as a smart home, with its own central server. Network lines were distributed throughout the apartment, which, with lots of reinforced concrete, was a particular challenge. But we love it when it's hard - because we know the result will be worth the effort. :D
The new joinery was made to precise specifications, with electric motors for the roller shutters that were also integrated into the smart system. New air-conditioning units with recessed installations were also installed, and air purifiers were added. Together with smart heating, ventilation and digital control, each room now has the ability to independently adjust the lighting, temperature, humidity and air quality, exactly as users like it.
One of the bathrooms received a completely new layout - the old door was bricked up and a new opening was created on the diagonally opposite side, along with the relocation of the toilet. Thanks to the Baltic connector, we managed to place the new drain inside the wall - without steps or aesthetic compromises in the shower area. An interesting moment was our first encounter with a washing machine that requires a hot-water supply - a new experience we gladly add to our list of lessons learned. :)

In the area where the load-bearing wall was removed, the beam was clad with gypsum-board panels, while the old door to the kitchen was walled up - creating extra space for a larger and more functional kitchen. On the largest terrace, the entire railing was replaced, made in the style of the previous one so that we could maintain the exterior aesthetics of the building. Before installation, the new railing was galvanized and plastic-coated, which will give it a long service life and resistance to external influences. New security and interior doors were installed, made of MDF and painted with polyurethane paints, in accordance with the project requirements. After all the painting, decorating and tiling work was completed, the parquet was sanded and varnished - giving the apartment its final, warm shine.
The final phase - installing the lighting, sanitary ware and thorough cleaning - marked the end of this beautiful transformation.
